HOME INFORMATION PACKS – A NO SALE NO FEE SOLUTION!
It is now law that a residential property cannot be marketed for sale without having a Home Information Pack (or HIP) ordered.	A HIP contains legal documents including the Land Registry Document, Local Authority Searches, Water and Drainage Searches.
It must also include an Energy Performance Certificate that records current and potential Energy Efficiency and Environmental Impact Ratings of your property. These are represented by a colour graph much like one might find on electrical goods. Recommendations to increase energy efficiency and lessen CO2 emissions are included.	A complete HIP can be obtained from a HIP Provider. This is a company who will gather the Legal documents and send an inspector to carry out the Energy Report before sending on the HIP to either the selling agent or the vendor. These typically cost around £299 + vat.
We at Potter and Co recommend however that the conveyancer or solicitor who will do the conveyancing relating to the sale of your property should also do the legal work for the HIP.
This is invariably a cheaper option and if you do not have your own favourite solicitor we can recommend a local conveyancer or solicitor to prepare the legal work for you. We will carry out the Energy Report as part of our service at the same time as obtaining the sale details of your property, and this will be FREE OF CHARGE. One of our options with local solicitors is that there will be NO CHARGE for the search costs of the HIP if there is no sale. So in effect we can offer a NO SALE – NO FEE Home Information Pack. The total HIP will typically cost between £140 and £160 providing you use the conveyancer or solicitor to conduct the whole of the sale process to a successful conclusion.
